Nearly 23,000 Households Set to Move on the Busiest Day of 2026

If you are aiming to be settled in your new home before the schools go back, you are far from alone. New research from the HomeOwners Alliance and reallymoving has forecast Friday 28 August as the busiest moving day of 2026, with an estimated 22,904 households changing address on that single date.

That is close to four times the number of moves that take place on an average day, and it is the result of an analysis of more than 750,000 removal quotes gathered over the past fourteen years. The findings will come as little surprise to anyone who has tried to book a removal van in late summer. August has been the most popular month to move home in every one of the past fourteen years, with July following closely behind, while January and February are consistently the quietest. The reasons are fairly easy to understand. The school summer holidays give families a natural window to relocate without disrupting term time, the weather is usually kinder for carrying furniture in and out, and many buyers and sellers set their sights on completing before September arrives and normal life resumes.

Why Friday dominates the diary

The date itself is no accident either. The HomeOwners Alliance estimates that around 2.2 million household moves take place across the UK each year, which works out at roughly 6,000 a day. Fridays account for 29 per cent of all moves, while only 5 per cent happen on a Sunday. Look back across the past fourteen years and the pattern becomes clearer still: the last Friday in August tops the table of most popular moving days, followed by the last Fridays in June, September and July.

The appeal is obvious. Completing on a Friday leaves the weekend free for unpacking, arranging furniture and getting the internet working before returning to work on Monday. The trade off is that everybody else has had the same idea. Removal firms, conveyancers, mortgage lenders and estate agents are all working at capacity on those dates, which leaves less room for manoeuvre if something slips.

What the rush means for movers here

Rugby sits on the edge of one of the busiest commuter corridors in the country, and demand for local removal firms in late August tends to reflect that. Companies serving our town and the surrounding villages will already be taking bookings for the end of the month, and the smaller independent firms in particular can fill their diaries several weeks ahead. Conveyancers face the same squeeze, with a high volume of completions landing on a single afternoon.

None of that should put you off moving in August if the date suits you. It simply means that preparation matters more than usual, and that a small amount of flexibility can go a long way.

Simple ways to keep your move on track

The first thing worth considering is whether Friday is really the day for you. Moving earlier in the week often means better availability, a wider choice of removal firms and, in some cases, a lower quote. It also leaves a buffer of a working day or two to resolve anything unexpected before the weekend, which can be the difference between a minor hiccup and a problem that sits unsolved until Monday morning. Paula Higgins, chief executive of the HomeOwners Alliance, suggested that choosing a quieter day could mean "less pressure, greater choice and potentially better value".

Booking your removals team early is equally sensible, although there is a balance to strike. Gathering quotes well in advance helps you understand your options and budget accurately, but avoid committing to a non refundable booking until contracts have been exchanged and your completion date is confirmed. Rob Houghton, chief executive of reallymoving, also recommends asking your removal company to assess everything that needs moving, either in person or through a detailed video survey, so that the right sized vehicle and team turn up on the day.

Keeping an eye on the chain is the next priority. If you are buying and selling at the same time, your move depends on several other transactions completing successfully, and the longer the chain, the greater the chance that a delay somewhere else affects your day. Staying in close contact with your solicitor or conveyancer is just as important. Make sure they have everything they need well in advance, and check in early on the day itself so you know funds are moving as expected. Delays can still occur at this late stage, usually while money is being transferred or final paperwork is being confirmed, so knowing where things stand allows you to react quickly rather than sitting in a loaded van wondering what is happening.

Finally, have a contingency plan. Keep medication, chargers, documents and anything valuable with you rather than packed into a box at the back of the lorry, and think through what you would do if the keys were not ready at the expected time. Knowing where you could wait, and whether your belongings could be stored safely for a few hours, takes a good deal of anxiety out of an already long day.
