The days of the enthusiastic "doer-upper" may be drawing to a close. New research suggests that most people buying a home today want somewhere they can settle into straight away, rather than a project that comes with months of dust sheets and difficult decisions.
The study surveyed more than 1,000 people across the UK who had bought a property within the previous year, looking at the kind of home they wanted, what shaped their choices, and whether they ended up buying what they set out to find. The headline figure is a striking one: 77% said they were seeking a property requiring little or no work.
That demand is not confined to one type of buyer. First-time buyers made up a quarter of recent purchases, while second and third-step movers each accounted for 28%, and downsizers the remaining 19%. In other words, the preference for a ready-made home runs right across the market, from those taking their first step onto the ladder to those moving for what they hope is the final time. For anyone searching in Rugby that is a useful reminder of who else may be looking at the same properties.
When the researchers dug a little deeper, the picture became clearer still. Only 3% were actively chasing a full renovation project, with a further 3% open to structural changes or reconfiguration. Around 17% would consider a structurally sound property in need of full redecoration or modernisation. But more than half of those surveyed (54%) wanted to make only minor cosmetic updates, and 23% were after a fully modernised, turnkey home requiring nothing at all.
The reasons behind the trend are practical rather than romantic. The most common motivation was simply to avoid the upheaval of building work (21%), followed by a wish to move in quickly (17%), a lack of time owing to work or family commitments (15%), and a lack of DIY confidence or experience (15%). For busy households, the appeal of skipping the building site phase is easy to understand.
For the minority who were willing to take something on, money was the driving factor. A lower asking price was the leading reason (21%), ahead of the chance to stamp their own style on a home (19%) and the opportunity to add value over time (16%). If you are weighing up a renovation somewhere in Warwickshire, those trade-offs are worth thinking through honestly before you commit, because the savings on the purchase price need to be balanced against the time, cost and disruption that follow.
Encouragingly, most buyers got what they wanted. Some 79% ended up buying the type of property they had originally intended, with only 13% settling for more work than planned and 8% taking on less. Interestingly, seven in ten said the availability of homes in their chosen area made no difference to how much work they were prepared to take on, which suggests buyers are guided more by lifestyle than by whatever happens to be on the market at the time.
All of this sits against a slightly cooler backdrop. Figures from Zoopla quoted in the research show buyer demand sitting around 10% below the level seen a year earlier, even though agreed sales have edged up by 1%. That points to fewer casual browsers but more committed purchasers, the kind who know what they want and are ready to proceed.
For buyers across Rugby and the wider local area, the message is a reassuring one. If your instinct is to look for a home you can enjoy from day one rather than one that needs reworking, you are firmly in the majority, and there is no need to feel you are missing out by steering clear of a project.
The same research carries a clear lesson for anyone preparing to sell. Yopa's chief executive, Verona Frankish, noted that today's buyers are placing a premium on "convenience, certainty and a seamless move", and that sellers who present their homes in the best possible condition tend to attract the widest pool of interest. A tidy, well-presented property has rarely counted for more.
